The organization is due to develop 45 new social homes in Dungannon, a project that exemplifies Ark Housing's commitment to innovative and environmentally conscious housing solutions. This development, located on Ballygawley Road, will be the first "Green Build" for Ark Housing, showcasing a revolutionary construction technique utilizing Insulated Concrete Formwork (ICF).
ICF technology significantly enhances energy conservation by maximizing insulation and air-tightness, minimizing energy consumption throughout the homes' lifespans. The development incorporates several sustainable features, including:
100/100 ICF blocks
Triple-glazed windows with insulated frames
Underfloor heating and efficient radiators
Air source heat pumps
Solar panels
These features, combined with careful site orientation and a focus on solar gain, are designed to minimize energy consumption and reduce running costs for residents.

Ark Housing's efforts come amidst growing concerns over the social housing shortage in Northern Ireland. As highlighted in a recent BBC article, the wait for a social home can be "frustrating" for many families. Jim McShane, Ark’s Chief Executive, echoed these sentiments, acknowledging the significant demand for social housing in Mid Ulster, where over 2,200 families are currently on waiting lists.
"The picture looked extremely gloomy at the beginning of this year," McShane stated in the BBC article. "Initially, we were advised there would be 450 homes, a fraction of what there would be on a usual basis." However, with the recent allocation of additional funding, Ark Housing is now more optimistic about its ability to deliver much-needed social housing solutions.
